  1. After all final paperwork is received and reviewed by Alta, and gross funds are received/checks have cleared the bank, all commissions will be paid out to an agent within 48 hours. Also, please note that if an agent is receiving a commission via an ACH payment, it may take an additional 24 hours, depending on the receiving bank’s policy for available of ACH funds.
  2. It is Alta’s company policy that a signed ABA is turned in for every property. The document is an Affiliated Business Agreement simply stating who Alta has business relationships with. This is common practice to educate your Buyers and Sellers on. This document in no way suggests that the Buyer or Seller has to use any particular company in the transaction.
  3. There are many reasons to turn in your contract as soon as it is ratified. As a company, Alta needs to have any signed contracts to check for compliance reasons, for auditing purposes, and in the case someone contacts Alta regarding a problem with the transaction. One of the perks to handing in your contract right away is that the transaction will be added to your HomeSwing account and you will be set up for contract contingency reminders.
  4. The Transaction Coordinators are here to help! If you have any issues with a transaction, contact the Transaction Coordinator to see if they can help or expedite a solution. Please hand your paperwork into them in a timely fashion and keep them in the loop if an extension is needed. We have so many people/company’s looking at our volume/number’s/etc and it is very important for the company’s records and paperwork to be as accurate as possible.
  5. You should turn in the listing coversheet, a copy of the signed ABA, a copy of the MLS showing the listing is live, and listing addendums, if any. Also, please note that you should be turning in listing extensions.
  6. If the seller refuses to sign the ABA, please state on the ABA that the seller refused to sign the ABA, and still turn it in.
  7. Yes, the $295.00 flat fee is mandatory on all listings. Unless the property being listed is your own, owned by your LLC, company generated REO, or if the REO company you are listing for has a written policy prohibiting the fee.

  9. Customer Feedback – This is a great tool to use as a conversation starter with the public. Ask them for feedback about what they do and no not like about the property. You’ll be more likely to get true contact information over simply putting out a sign in sheet.

    Partners – Collecting Open House leads is an important part of our relationship with iServe. We send them leads and they send us listings.

    Lead Generation – We’ll help work your leads. All leads generated will be sent back to your team.
  10. The leads Coordinator will help you work the lead! Each contact is entered into HomeSwing and is assigned to you as a lead. The Leads Coordinator will call the lead to thank them for coming to the Open House and follows up by emailing the lead a $5 Starbucks gift card.
  11. A copy of the Open House questionnaire is located within Market Place, under Marketing Materials. You can also ask Marketing to send you questionnaire notepads.
  12. Using the utility reimbursement option you’ll minimize out of pocket expenses.
  13. No. We do prefer the utilities to be connected under Alta’s name whenever possible.
  14. The utility deposits are always returned to the person in charge of the account. If the utility company does not allow the company to be the one in charge of the account, the utility company will return the deposits to the agent.
  15. With a cover sheet (with the property address clearly identified) please send invoice, proof of payment and a copy of your W-9 to s. Always include the property address in the email subject line.
  16. Yes, as long as they are all from the same property. Please do not send multiple invoices from different properties in one email.
